The UK city named Britain's cheapest where homes are on sale for just £95k

Aberdeen has been named the cheapest city in Britain for single housebuyers, with properties on the market for just £95,000. House prices in the Scottish city have an overall average of £183,725 over the last year, according to Rightmove. Terraced properties sold for an average of £183,569, with semi-detached properties fetching £222,059. However, the cheapest property for sale on its website currently is listed for nearly half that, at £95,000.

Those wanting a to buy a flat rather than a house will be looking at an average price of £106,472. Overall, the historical sold prices in Aberdeen over the last year were 2% up on the previous year and 18% down on the 2015 peak of £223,095. Monthly mortgage payments are £510 a month, equivalent to about 16% of the area's average monthly salary, for a property valued at £119,350, according to Zoopla.

Daniel Copley, a consumer expert at Zoopla, said: "For singletons, buying a first home can feel a little bit like dating and just like dating, first impressions matter.

"However, it's important to dig deep into your potential new home as it's what's below the surface that determines long-term compatibility. Take your time and do your research before making that ultimate commitment to swipe right on a home."

Overall in Scotland, the average house price in April 2025 was £191,000, an increase from the £181,000 average in April 2024.

The volume of property sales in the country also increased by 7% between 2023-24 and 2024-25, according to Registers of Scotland.

While the overall average provides a general picture, house prices can vary significantly across different regions and property types within Scotland.

For example, in Central Scotland, the average house price is £213,699, with flats selling for an average of £124,085. However, detached properties in the same area average £339,675.
